Real estate sector is once again the darling of investors

The real estate sector has been registering a recovery movement in the country, with emphasis on the increase in real estate funds on the stock exchange and the strength of the high-income segment.

According to Thiago Godoy, presenter of Resenha do Dinheiro, the Brazilian real estate market presents consistent results, with emphasis on the increase in launches and the resumption of investor interest.

"The real estate market is at record levels, with an increase of almost 20% in the last twelve months compared to the previous year. This shows a good result in the high-income segment, with investors who buy in cash and do not depend on financing", he states.

In addition, Godoy highlights the performance of FIIs on the Brazilian stock exchange.

For Marilia Fontes, founding partner of Nord Investimentos, the sector's performance draws attention precisely because it occurs in an environment of high interest rates.

The expert also highlights that real estate funds have attracted investors by presenting prices that are still discounted in relation to the asset value, in addition to competitive returns.

"The FII market has grown a lot in recent months and caught many investors by surprise. While the stock market is above historical averages, FIIs are still discounted and, in some cases, yielding more than the Treasury IPCA+. Furthermore, they are backed by real assets", he explains.

The FII structure also brings operational advantages in relation to direct property management.

"In the funds, there is monthly distribution of income, similar to rentals, with professional portfolio management. In the physical property, there are factors such as vacancy, renovations and longer time for sale. On the stock exchange, negotiation takes place immediately, with the possibility of sale at any time", adds Marilia.
