Caixa's real estate financing grows 14% in one year; see what's behind the advance
Minha Casa, Minha Vida opens registration for new beneficiaries
Caixa Econômica Federal reported this Wednesday (1st) that it reached a historic milestone: its housing credit portfolio reached R$1 trillion. The value represents a growth of 14.2% compared to the same period last year.
The result continues to be boosted by Minha Casa, Minha Vida, responsible for 58.4% of the value. The hires include families from different income ranges.

Currently, Caixa accounts for 68% of the housing credit market and has 7.9 million active contracts, covering 481 thousand properties, for around 1.44 million people.
In six years, the portfolio more than doubled, going from R$483.6 billion in June 2020 to R$1 trillion in June 2020 2026. This represents an accumulated increase of approximately 107%, with around R$516 billion in new financing incorporated into the bank's stock.
FGTS was present
Since October 2025, the government started to allow the use of the balance of the Service Time Guarantee Fund (FGTS) to assist those who financed a property between 2021 and 2025, in property contracts of up to R$2.25 million.
The aggregate permission from 2009, which authorizes the application of FGTS in the MCMV to make a down payment, deduct the outstanding balance or pay off installments.
The results for the first quarter of 2026 show that financing with FGTS resources grew by 17.1%, while those granted with Caixa's own resources increased by 9.1%.
The fund also accounted for most of the new operations. Between January and March, Caixa granted R$64.2 billion in housing credit. Of this total, R$38.6 billion came from the FGTS and R$25.6 billion from the bank's own resources. In practice, around 60% of the entire amount financed in the period used resources from the fund.
